Commercial
Two commercial awards recognise office performance in commercial sales and commercial leasing. Both are national-only awards: there is no state ladder, reflecting the smaller and more concentrated commercial activity across the Group.
Sales Teams
Property Management
Note on the PM compound formula. PM Office of the Year and Community PM Office of the Year are the only awards in the programme that use a compound formula. PM excellence is genuinely multi-dimensional in a way sales is not: being big, retaining the rent roll, and growing it are different things, and the office that does all three should rank ahead of the office that does only one. Each component is converted to a 0–100 rank score within the state pool (highest scores 100, lowest scores 0, with even spacing in between), then the published 30 / 50 / 20 weights are applied. The full mechanic and a worked example are in Section 7.18.

Tenure
7.1 Sales Office of the Year – GCI
Purpose
To recognise the office achieving the highest total gross commission income (GCI) over the measurement period, celebrating excellence and success in residential sales.
Eligibility
- The office must be a financial member of Professionals Group Australia for the full financial year (closing offices excluded).
- The office must meet brand compliance standards (Section 2 – Brand compliance). Year 1 (financial year 2026–27) requires completion of the brand audit and certification; ongoing spot and full audits apply thereafter.
- All member offices compete within their state. Offices with four or fewer sales agents, including selling principals at the start of the financial year are also eligible for Community Sales Office of the Year – GCI (Section 7.3); they may win one or the other, not both.
- Multiple offices reporting statistics under one company office are not eligible for this award; they compete for the company awards (Sections 7.6 and 7.7) instead.

Total office GCI: the sum of all sales GCI attributed to the office in the Professionals Information Centre (PIC) over the measurement period.
Measurement period
- Mid-Year leader recognition: 1 July to 31 December.

7.2 Sales Office of the Year – Settled Sales
Purpose
To recognise the office achieving the highest number of settled sales over the measurement period, celebrating volume of successful transactions in residential sales.
Eligibility

- The office must meet brand compliance standards (Section 2 – Brand compliance). Year 1 requires completion of the brand audit and certification; ongoing spot and full audits apply thereafter.
- All member offices compete within their state. Offices with four or fewer sales agents, including selling principals at the start of the financial year are also eligible for Community Sales Office of the Year – Settled Sales (Section 7.4); they may win one or the other, not both.
- Multiple offices reporting statistics under one company office are not eligible for this award; they compete for the company awards (Sections 7.6 and 7.7) instead.

- Any eligible office may win either Sales Office of the Year – GCI or Community Sales Office of the Year – GCI in a cycle, not both.

Purpose
To recognise the office achieving the highest year on year growth in gross commission income, the office most on the rise.
Eligibility
- Office must be a financial member of PGA for the full prior financial year and the full current financial year (closing offices excluded).
- Office must meet brand compliance standards (Section 2 – Brand compliance).
- Open to all member offices that recorded prior-year office GCI of $200,000 or more.
- Office must have been operating under the Professionals brand for the full prior financial year.

Measurement period
- Mid-Year leader recognition: 1 July to 31 December, measured against the same period (July–December) of the prior year.

- Positive-growth-only rule: the award is awarded only if the leading office in the state recorded positive year on year growth. In any year where every eligible office in a region declined, no winner is named in that region for that cycle.

Purpose
To recognise the company (multiple offices reporting statistics under one company office) achieving the highest aggregate GCI across all its registered offices.
Eligibility
- All offices under a company structure must be financial members of PGA.
- Each registered office must individually meet brand compliance standards (Section 2 – Brand compliance).
- Offices reporting statistics under one company office are not eligible for either Sales Office of the Year award; they remain eligible for Community Sales Office of the Year – GCI, Community Sales Office of the Year – Settled Sales, and Sales Office Growth Award.
- Qualifying rule: a minimum of three companies must be competing in the region for the award to be presented in that region for the cycle.

Measurement period
- Mid-Year leader recognition: 1 July to 31 December.

Purpose

- Agent must not be a selling principal, an individual holding a minimum 20% shareholding in the member business (see Appendix B – Glossary). Principals are recognised under Sales Principal of the Year – GCI and Principal Settled Sales.
- Agent must work alone as an individual, with no other listing or selling agent. An agent supported by more than one sales associate (a non-listing executive assistant) must register as a team and compete in the team awards.
- Agent and their employing office must both meet brand compliance standards (Section 2 – Brand compliance).
- Agent must be licensed and active for the full financial year.
Metric

- Agent must work alone as an individual, with no other listing or selling agent. An agent supported by more than one sales associate (a non-listing executive assistant) must register as a team and compete in the team awards.

- Agent must not be a selling principal, an individual holding a minimum 20% shareholding in the member business (see Appendix B – Glossary). Principals are recognised under Sales Principal of the Year – GCI and Principal Settled Sales.
- Agent must work alone as an individual, with no other listing or selling agent. An agent supported by more than one sales associate (a non-listing executive assistant) must register as a team and compete in the team awards.
- Agent and their employing office must both meet brand compliance standards (Section 2 – Brand compliance).
- Agent must be licensed and active for the full financial year.
- Agent must have recorded at least 10 settled sales in the prior financial year.

- Principal and their office must both meet brand compliance standards (Section 2 – Brand compliance).
- Principal must be a selling principal, an individual holding a minimum 20% shareholding in the member business, verified against the company’s current ASIC extract (see Appendix B – Glossary).
Metric
Personal GCI written by the principal: the principal’s own sales activity, separated from total office GCI in PIC.

- Principal must be a selling principal, an individual holding a minimum 20% shareholding in the member business, verified against the company’s current ASIC extract (see Appendix B – Glossary).
- Principal must be active for the full financial year.

Number of settled sales written personally by the principal in PIC over the measurement period (settled sales attributable to other agents in the office are excluded; this is the principal’s personal selling count, not the office count).

- All team members must be employed by financial member office(s) of PGA.
- All team members and their employing office must meet brand compliance standards (Section 2 – Brand compliance).
- Qualifying rule: a minimum of three teams must be registered in the region for the award to be presented in that region for the cycle.

- Offices with 400 or more managements at the start of the financial year. Category placement is locked by the management count at the start of the financial year for the full cycle (closing offices excluded).
Metric
PM Office Score = (Size rank score × 30%) + (Retention rank score × 50%) + (Growth rank score × 20%). Highest total wins.
How the score is built
PM excellence is three things at once: size, retention, and growth of the rent roll. The PM Office Score grades each office on all three and combines them.
Each office in the eligible state pool is ranked from highest to lowest on each of the three components. The highest on that component scores 100, the lowest scores 0, and every other office is spaced evenly in between (in a pool of 9 offices the step is 12.5 points; in a pool of 13 the step is about 8.3 points). The three rank scores are then multiplied by their weights and added together. The office with the highest total wins.
Three components
- Size: total managements at the end of the measurement period.
- Retention: (managements at the start of the measurement period − controllable losses during the period) ÷ start-of-period managements.
- Growth: net organic growth during the period ÷ start-of-period managements.

Three offices in a state pool, raw figures:

Office B wins despite being the smallest of the three. The 50% weight on retention, plus a clean lead on growth, carries it. Size alone is not enough; the office that does best across all three components wins.

It complements the BDM Growth Award (Section 7.21): the BDM award recognises the individual who wins the growth; this award recognises the office that builds and keeps the portfolio, gains net of losses. This award deliberately measures absolute net organic growth: the scale of portfolio built, not the rate.
Eligibility
- Office must be a financial member of PGA for the full financial year.
- Office must meet brand compliance standards (Section 2 – Brand compliance).
- Offices with 70 or more managements at the start of the financial year.
- Office must have been operating under the Professionals brand for the full financial year.

- Individual working as a property management BDM in an office that is a financial member of PGA for the full financial year.
- BDM and their employing office must both meet brand compliance standards (Section 2 – Brand compliance).
- Gains must be recorded in PIC and attributed to the securing BDM as an individual.

Organic gains secured by the BDM = new managements personally secured during the period. Purchased gains (managements acquired through the purchase of a rent roll or business) are excluded entirely.

The award is open to every role: sales agents, property managers, and administration and support staff. Rising Star celebrates the newcomers who show exceptional promise, make a real contribution to their office and clients, and represent the future of the Professionals brand. It is judged on trajectory and contribution relative to time in the industry, not on raw results, so a promising property manager or administrator competes on equal footing with a sales agent.
Eligibility
- Open to all roles: sales agents, property managers, and administration and support staff. Principals are not eligible.
- Nominee must be employed by a financial member office of PGA.
- Nominee must be within their first three years working in the real estate industry (industry wide, not just within Professionals).
- Nominee and their employing office must both meet brand compliance standards (Section 2 – Brand compliance).
- Up to two nominations per office per year, and the two nominees must be two different people.

Nominated: citation by principal of office; panel-judged at state and national.

- The principal of the office may submit up to two nominations per year (two different people), each with a citation. One nomination is entered for State Mid-Year recognition; the second, a different person, is entered for State Annual recognition.
- The citation should describe the nominee’s contribution and growth: their contribution to the office, clients and colleagues, the capability they have built in their time in the industry, their initiative, and how they carry the Professionals brand.
- Each citation must include a declaration verifying the nominee is in their first three years in the real estate industry.
- The state panel selects one Rising Star from the mid-year nominations, recognised at the State Mid-Year function, and a second, a different person, from the annual nominations, recognised at the State Annual event.
- The national winner is selected by the national panel from a Group-wide pool of up to ten nominations: the mid-year and annual selection from each of the five regions (up to two per region).
- Shortlist citations are published for transparency.

- No data qualifying gate: any property manager may be nominated, and nominations are not filtered on numbers. The judging panel does, however, refer to the nominee's PIC data (see Panel data below).
- Up to two nominations per office per year, and the two nominees must be two different property managers.

- The data sheet is evidence for the panel, not a score: there is no weighting, formula, or data threshold. Offices should note that the accuracy and completeness of their monthly PIC entries flow through to their nominee's data sheet.

Awards play an important role in our Group. They recognise outstanding performance, celebrate meaningful contributions and acknowledge the individuals and offices raising the standard across Professionals.

1. How the Awards Work
This Handbook defines every award in the Professionals Group Australia awards programme. It states, for each award, who is eligible, what is measured, how it is calculated or judged, and where it is recognised.
Three Recognition Mechanisms
Calculated. The award is determined by a single, published metric (or, for PM Office of the Year and Community PM Office of the Year, by a single published compound formula). No editorial judgement enters the result.
Nominated. A citation is submitted by the principal of an office (or by an office, for the Top Auction Office of the Year), and a judging panel selects the winner. Used only where calculation cannot capture the truth of the category.
Tenure. Notified by the office and recorded by PGA (Tenure Award only). Every individual who reaches the threshold is recognised.
State and National Recognition
Calculated awards run as parallel contests. At mid-year, members are ranked within their state on July–December results and the state leader is recognised. At year-end, state awards are decided first on the full financial year, then the same data is recalibrated across the full Group and the national winner is the best performer in the country on the metric, regardless of who won their state. Members do not need to be a state winner to qualify for national. Nominated awards are panel-judged, with national winners selected from nominations across the Group. Rising Star and Property Manager of the Year run on a two-nomination flow, recognised at both the State Mid-Year and State Annual functions, with the national winner drawn from a Group-wide pool of the regional selections (Sections 7.22 and 7.23).
2. Eligibility
Three foundations underpin every award in the programme: membership, brand compliance, and complete and accurate PIC data. Each is a prerequisite for recognition at every level.
Membership
Every award is open only to members of Professionals Group Australia. The competing office must hold current financial membership for the full financial year being measured, and individuals and teams compete through their employing member office.
Brand Compliance
Brand compliance is a prerequisite for every award in the programme, across all categories, mechanisms and levels of recognition. Members and offices who do not meet the compliance standard are ineligible for State Annual or National Annual recognition for that cycle.
Compliance is assessed against the current Professionals brand guidelines. Auditing operates on an always-on model rather than periodic audits: in Year 1, eligibility requires completion of the brand audit and certification; thereafter, ongoing spot audits and full audits apply.
Adjudication
Compliance is adjudicated by the PGA team, and rulings are final. A ruling of non-compliance is issued with written reasons and the supporting photographic evidence, and the member or office has 30 days from the date of the ruling to remedy the issue before eligibility for the cycle is affected. Members are always given the opportunity to rectify before any disqualification. Unintentional breaches (for example, a third-party supplier distributing non-compliant material) are treated differently from deliberate, ongoing misuse.
Year 1 (Financial Year 2026–27)
In Year 1, eligibility requires completion of the brand audit and certification. The compliance standard is the same in Year 1 and later years; only the audit mechanism differs.
- PGA provides active support for award contenders through the brand audit and certification process.
- End of Year 1 (June 2027). Completion of the brand audit and certification determines eligibility for State Annual and National Annual recognition for the financial year 2026–27 cycle.
Year 2 Onwards (Financial Year 2027–28+)
Auditing is always on: ongoing spot audits and full audits apply throughout the cycle. Members are given the opportunity to rectify before any disqualification; members who do not rectify are ineligible for the cycle's awards.
Calculation Period and PIC Data
The calculation period is always the Australian financial year (1 July to 30 June). Mid-year recognition is measured on the first half of that year (July–December); year-end state and national awards are measured on the full financial year. Source data is drawn from PIC, the Group's member information system. Offices must enter sales and settlement data into PIC between the 7th and 15th of each month, and Property Management statistics between the 1st and 15th. Entry closes on the 15th and is not reopened for late entries; data entered after the close does not count toward any award. Awards are decided on PIC data as entered; every office is responsible for the completeness and accuracy of its entries.
3. State and National Recognition
Every calculated award is decided twice: within each state, and across the whole Group. At mid-year, July to December results decide the state leaders, who are recognised at the State Mid-Year functions. At year-end, the full financial year decides the state winners; the same full-year results are then ranked across the whole Group to decide the national winner. Winning a state is not required to win nationally, so the state and national winners may be the same or different, and may come from different states. Nominated awards are panel-judged. The Brand Excellence awards (Office and Individual), Professionals Ambassador and Office Ambassador are national awards only: the national panel selects each winner from all nominations received across the Group. Rising Star and Property Manager of the Year run on a two-nomination flow, with the national winner drawn from a Group-wide pool of the regional selections (Sections 7.22 and 7.23).
Five Regions
- NSW: New South Wales.
- VIC: Victoria.
- QLD|NR: Queensland and Northern Rivers.
- WA: Western Australia.
- SA|NT: South Australia and Northern Territory.
4. Nomination and Panels
Some awards are nominated rather than calculated, because not every kind of excellence can be captured by a single metric. For these awards, panels at state and national level evaluate the citations submitted and select the winners.
Submission Process
- Nominations are submitted by the principal of the nominating office (or, for some awards, by peers).
- Each nomination includes a citation that addresses the award’s specified criteria.
- For Rising Star, the citation must include a declaration verifying the nominee is in their first three years in the real estate industry.
- Nominations are submitted via the PGA awards portal by the published deadline.
- Top Auction Office of the Year is the exception: nominations may be submitted throughout the year, closing on a published date ahead of the National Annual event.
State Panel
The state panel comprises three to five members appointed by PGA. Panel members evaluate the nominations received in their state against the award criteria and make the state selections for Rising Star and Property Manager of the Year.
National Panel
The national panel comprises three to five members appointed by PGA. How it selects each national winner depends on the award. For the Brand Excellence awards (Office and Individual), Professionals Ambassador and Office Ambassador, it chooses from all nominations received across the Group. For Rising Star and Property Manager of the Year, it chooses from the Group-wide pool of up to ten regional selections (the mid-year and annual selections from each of the five regions). For Top Auction Office of the Year, it judges the national submissions directly. Calculated awards are not panel-judged: the national winner is simply the top performer on the metric across the whole Group.
5. Calendar of Events
The new programme is organised around three events each year: a State Mid-Year function, a State Annual event in each region, and the National Awards.
State Mid-Year Function
The State Mid-Year function celebrates the leaders at the halfway point of the year. Those in front receive recognition for leading at this point; the awards themselves are decided at year-end on the full financial year.
- For every calculated award, the state leader on the metric at the half-year point receives recognition for leading at this point of the year. For Rising Star and Property Manager of the Year, the state panel’s mid-year selection in each category is recognised here, and joins the annual selection in the Group-wide national pool.
State Annual Event
The State Annual event is held once in each state. It is where the full financial year’s results are finalised and the state winners of each award are announced.
- State winners of every calculated award: the top performer on the metric within the state over the full financial year.
- The State Annual Rising Star and Property Manager of the Year: the state panel’s annual selection in each category, which joins the mid-year selection in the Group-wide national pool.
- Bronze, Silver, Gold and Platinum Achiever certificates, issued on the full financial year’s results.
- Recognition of Tenure milestones reached during the year.
National Awards
The National Awards is the premier event of the awards year, where the national winners in every category are announced.
- National winners of every calculated award: the top performer on the metric across the whole Group, decided independently of state results.
- National winners of every nominated award: selected by the national panel from nominations across the Group.
- Top Auction Office of the Year (national only).
- Commercial Sales Office of the Year – GCI (national only).
- Commercial Lease Office of the Year (national only).
6. Monthly Recognition
In addition to the annual awards, PGA publishes national monthly recognition lists. Each list names the top 20 performers in the country for the month. Lists are published in the last week of each month and recognise the preceding calendar month’s results, drawn from PIC after the monthly entry close.

8. Achiever Bands
The Achiever bands recognise strong performance across the Group, not just the single winner of each award. Participants who reach the published threshold for their state earn Bronze, Silver, Gold or Platinum recognition. Bronze recognises a wide field of strong performers, and each band above it sets a higher bar, with Platinum reserved for the very best in each state. Thresholds are set state by state so the bar is meaningful in every market.
Band Structure
- Bronze: top approximately 30% of the eligible pathway pool in your state.
- Silver: top approximately 20%.
- Gold: top approximately 10%.
- Platinum: top approximately 5% per state.
Three Pathways: GCI, Settled Sales, PM BDM Organic Growth
There are three ways to earn an Achiever band: personal GCI, number of settled sales, or organic rent roll growth secured as a PM BDM (purchased gains excluded). Each pathway stands on its own, with its own state thresholds, and reaching the bar on any one of them earns the band. The GCI and settled sales pathways are open to sales agents and selling principals; the BDM pathway is open to PM BDMs. A participant who reaches a band on more than one pathway is recognised once, at the highest band achieved.
Threshold Refresh Cadence
Thresholds are fixed dollar and volume targets, published in advance, so participants always know the bar they are aiming at. They are reviewed and refreshed every two years to keep pace with market conditions. The inaugural financial year 2026–27 thresholds are set out in Appendix A.
Achiever Thresholds
The personal GCI thresholds are calibrated against audited financial year 2025–26 PIC results, set separately for each state, so that Bronze captures approximately the top 30% of sales agents and selling principals in each state, Silver the top 20%, Gold the top 10%, and Platinum the top 5%. The settled sales and PM BDM organic growth thresholds are uniform national targets, the same in every state, informed by financial year 2025–26 results.

Appendix B – Glossary
Definitions of key terms used throughout this Handbook.
- Cycle. One annual award programme run, aligned to the Australian financial year (1 July to 30 June).
- Financial year. The Australian financial year, 1 July to 30 June. All measurement periods and award cycles align to it.
- GCI. Gross Commission Income, the headline metric for most calculated awards. GCI is the commission earned by the office or individual on a sale, after any conjunctional or referral split, before franchise fees and operating costs, and exclusive of GST. It is counted in the financial year the sale settles and is sourced from PIC.
- Lost property (loss). A management that leaves the office’s rent roll. Where the loss is within the office’s control, it counts against retention and net organic growth. Where it is outside the office’s control (for example, the property is sold or the owner moves back in), it is excluded from award calculations. The reason for loss recorded in PIC determines how each loss is treated.
- Management. A residential property managed under a property management agreement with the office, recorded in PIC.
- Mid-Year. The State Mid-Year function held mid-cycle.
- Organic gain. A new management won directly by the office or BDM, rather than acquired through the purchase of a rent roll or business.
- PIC. Professionals Information Centre, the central database where offices enter their monthly sales, settlement and property management data. All calculated awards are decided on PIC data.
- Pool. The eligible field for a contest. Open pool: all eligible offices or members. Community pool: offices with four or fewer sales agents, including selling principals.
- Purchased gain. A management acquired through the purchase of a rent roll or business. Purchased gains do not count toward growth-based recognition.
- Parallel state and national contests. The structure used for calculated awards in this programme. The same data is ranked twice: within each state at mid-year, and across the full Group at year-end. State winner and national winner are decided independently. Members do not need to win their state to qualify for national.
- Sales agent. An individual who lists and sells alone, with no other listing or selling agent working alongside them. An agent may be supported by one sales associate (a non-listing executive assistant); an agent working with more than one sales associate must register as a team and compete in the team awards.
- Selling principal. An individual holding a minimum 20% shareholding in the member business, verified against the company’s current ASIC extract. Selling principals are recognised under Sales Principal of the Year – GCI and Principal Settled Sales and are excluded from the non-principal sales awards.
- Settled sale. A sale is counted as settled on the day settlement occurs, and belongs to the financial year in which it settles.
- Attribution of shared sales. Where a sale is credited to more than one agent, both GCI and the settled-sale count are split equally by the number of attributed agents: two agents record 50% of the GCI and 0.5 of a settled sale each; three agents one-third each.
- Region. Award contests are run within five regions: NSW, VIC, QLD|NR, WA, and SA|NT.
- Tie-breaker. The rule applied when two or more entrants share the leading metric value. Listed per award.
- Year on year. The current financial year compared with the prior financial year. Used for the growth awards (Sales Office Growth Award, Sales Agent Growth Award – GCI, Settled Sales Growth Award).
